What is a Month-to-Month Lease Agreement?
A month-to-month lease (also called a periodic tenancy) is a residential rental agreement that runs for one month at a time and renews automatically until either side gives proper notice. Unlike a fixed-term lease, there's no set end date — the tenancy continues month-by-month until terminated.
Month-to-month is the right choice when you need flexibility: a tenant who's house-hunting, a property you might want to sell, or an arrangement that started as fixed-term and converted automatically. The trade-off is reduced stability — the landlord can raise rent or terminate with proper notice, and the tenant can leave with the same notice.
